e. 每年进行强制切断非消防电源消防联动试验两次。
（3）对火灾自动报警系统控制线路及联动线路的故障进行维修。
（4）对火灾自动报警系统的故障进行维修。
（5）对火灾自动报警系统的消防通讯线路、消防主机电源检查及消防主
机接地线路的故障的检查及维修。
2、消火栓系统
（1）每月对消防泵进行启动运转试验，并对消防泵进行消火栓按钮联动
启泵试验。
（2）每月对系统上所有的控制阀门进行检查，保证控制阀门处于正常工
作状态。
（3）每月对消火栓进行检查，发现问题及时处理。
（4）每季度对最不利点消火栓进行静压压力试验。
（5）每半年对室内消火栓箱内的水枪、水带等装置进行检查，发现问题
及时通报使用者。
（6）每年对水泵接合器的介面及附件进行检查。
（7）每年抽查消火栓的出水情况对重点部位的消火栓每年进行出水检
查。
3、自动喷水灭火系统
（1）每月对水源控制阀、报警阀组进行检查，保证系统各种阀门处于工
作状态。
（2）每月对喷淋水泵进行启动运转试验一次。
（3）每月对电磁阀作启动试验一次，动作失常时马上通知贵单位及时更
换。
（4）每月对喷头进行外观检查，发现有不正常的喷头及时更换，当喷头
上有异物时及时清除。
（5）每季度对溼式报警阀旁的放水试验阀进行泄水试验，验证溼式报警
阀的供水能力。
（6）每半年利用末端试水装置对水流指示器进行试验。
（7）每年对水泵接合器的介面及附件进行检查并进行维护。
（8）每年对消防水池，消防水箱及消防气压给水装置的消防储水位及消
防气压给水装置的压力进行检查，发现问题及时协助贵单位处理。
4、气体灭火系统
（1）检查保养气体控制屏,保证正常执行。
（2）检测气瓶的压力是否达到规范要求,有无泄漏现象。
（3）检查试验手动和自动放气装置是否正常。
（4）模拟自动报警系统中的烟、温感探测器同时动作, 检查气瓶的电磁
阀是否动作, 控制屏是否有放气讯号,警铃、蜂鸣器是否动作。

三、维护标准
（1）保证系统正常工作。
（2）维护质量必须符合经双方核定的竣工图纸的要求，并且满足现行消
防规范的要求。
（3）装置发生故障，我公司接收到故障资讯或接到使用方通知十二小时内派人到达现场，二十四小时内检修解除故障。在确实没有配件的情况下应及时向贵单位汇报，并采取有效的应急措施，防止出现安全事故。
（4）提供详细的月检、季检及年度试验报告，以方便贵单位备案。
四、建筑消防设施检查维修保养服务方式
在维保期内，对双方共同确认的维保范围内装置统一由我公司根据要求进行检查、维修、保养。在维护保养期间所更换的材料、元器件、配件由贵单位承担。
